I read somewhere (NZ Herald maybe) that they were $600,000

Such a sim can be built cheaper as a hobby, you don't need to use original parts for a pit which is probably why that sim is so expensive. What type of aircraft are you wanting to make your sim for and how much space do you have? The best place to start is the controller then look at building Flaps/Gear levers etc and use a multi-controller to support it.
